Chimney stacks are the single most common source of a damp patch on an upstairs ceiling — usually the flashing, not the roof around it.
Stone and brick stacks take weather from every direction, and the mortar and flashings around them are the first things to give up. Water then tracks down inside the stack or under the covering and appears somewhere unexpected.
We repoint and rebuild stacks, renew hand-dressed lead flashings and aprons, and put right previous repairs that relied on mastic or cement fillets rather than proper leadwork.
Work is quoted as a fixed price after we have seen the stack, so the figure reflects the real condition.
